Tenant Fees

  • Managing your tenancy has never been so easy with 'MyNicholasJames'. Stay informed from the application stage right the way through to when you move out. Your account enables you to download key information, check rental payments have been received, keep an eye on inspection dates and even report maintenance issues 24/7.

Holding Deposit: One weeks rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year): Five weeks rent. This covers damages or defaults on the part of the tenant during the tenancy.

Security Deposit (per tenancy. Rent of £50,000 or over per year): Six weeks rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant's Request): £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlords instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant's Request): £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlords instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Sometimes, a seller will want to recover additional expenses, such as Searches and legal fees, but these expenses will always be listed in the Special Conditions of Sale, which you can download from this website. We will do our best to include these additional costs on each of the individual property pages, so you know what you’re paying come the day of completion. Please always make sure you read the Special Conditions of Sale for yourself and take your own legal advice. If in doubt, call the Nicholas James office and we will be happy to help.

Nicholas James policy regarding Covid-19

Our priority is the safety of our clients and staff. We will be implementing certain safety procedures in line with government guidance, including the following;

Anyone wishing to arrange any viewing, valuation or visit to our office must confirm they are not showing symptoms or have been asked to self-isolate prior to the appointment.

We ask that everyone seeks to maintain a minimum of 2 metres distance from others wherever possible. Where social distancing is not possible and the visit is within an enclosed space, they should consider wearing a face covering in line with government guidance.

We are unable to drive passengers within our vehicles.

We encourage anyone attending a viewing to bring their own hand sanitiser and avoid touching surfaces within the property.

Anyone attending an appointment MUST be from the same household

We encourage clients to view our properties virtually in the first instance where possible.
